I did not have a pet when I moved in; may I have a pet now?
Some of the properties we manage do allow pets, but many do not. It will say specifically on your lease and you can give us a call to verify for sure. Then if a new pet is being considered, please see more info on the "pet policy" page and fill out the PetScreening at https://sotoproperty.petscreening.com/ and notify SOTO.
When I move out, what do I need to do to receive my full security deposit back?
After you give us your 30-day notice, we’ll send you a list of what exactly we’ll be looking for during your move out inspection.
Can you work with us on the deposit?
No, you cannot make payments on that. Once your application is approved, you’ll have two days to pay the deposit. Then we can hold the property for up to two weeks. See more at move in process.
When is rent due?
Your rent is due on the 1st of the month. Your rent is considered DELINQUENT on the 6th. To avoid late fees and other charges, we ask that you pay your rent in a timely manner.
How do I pay rent?
Pay online by calling the office and giving us an email address to send the tenant portal activation email.
Pay by mailing your check or money order to First Midwest Bank, PO Box 1400, Cape Girardeau, MO 63702
Pay by cash at Casey’s, CVS, Walmart, or Walgreens. Contact us and we’ll email you instructions
